Short Term Rental Website Design
The platforms take a cut of every booking and keep the guest relationship. We build short term rental operators their own website — and, when you want it, the direct booking engine, payments, guest messaging, QR-code guidebook, and walkthrough video that go with it.
~34%
of short-term rental bookings came through direct booking sites rather than a listing platform
37.5%
of short-term rental operators grew their direct bookings year over year — most while still listing on the big platforms
Direct Booking Is Not a Niche Anymore
Guests still find places on the platforms. But a meaningful share of them book somewhere else, and those bookings tend to be worth more. The figures below come from an analysis of 1.6 million bookings paired with a survey of 270 hosts and property managers, a separate operator survey, and industry channel-mix data.

One Base, Five Add-Ons
Every project starts with the website. Everything after that is optional, priced separately, and only worth adding if it earns its place for your property.
A Custom Website for Your Property
The base build is a real website for your rental: photo-forward property pages, clear rates and availability, an honest picture of the area around it, and a direct path for a guest to ask a question or start a booking. It ships with the same SEO, performance, and security discipline as every other site we build — Core Web Vitals watched, structured data in place — not a listing page with your name on it.
- Property pages built around your photos, amenities, and house details
- Structured for search so people can find the place without a platform in between
- Your brand and your guest relationship, not a row in someone else’s listing grid
- Secure forms and managed hosting, with dependencies kept patched after launch
Direct Booking Engine
A real availability and reservation flow on your own domain, so a guest who already decided on your place does not have to route through a platform and its commission to say yes.
- Real-time availability and a reservation flow guests complete on your site
- Runs alongside your existing platform listings rather than replacing them
- Calendar sync scoped in deliberately so you are not double-booked
- Rules you set: a 2-night weekend minimum, blackout dates, seasonal rates, a 6-month booking window
Payment Integration
Card payments, deposits, and payouts wired to an established processor such as Stripe, so money moves the same way guests already expect it to.
- Deposits, balance payments, and refunds handled through the processor you choose
- Card data stays with the processor — it is never stored on your site or server
- Payment status tied to the booking so you are not reconciling two systems
- TLS everywhere, and no processor secrets exposed in the browser
Host-Guest Messaging
A direct line between you and your guests, instead of a conversation scattered across platform inboxes, personal texts, and email threads.
- Messages tied to the booking, so the history stays with the reservation
- Notifications so a question at 9pm does not sit unanswered until morning
- Built into your site rather than added as another monthly subscription
- Guest contact details stay in a system you control
QR-Code Guest Guidebook
A scannable guidebook for the property, with your own picks for food and things to do. Print the QR code, set it on the counter, and guests open it with the camera already in their hand.
- House rules, the wifi password, appliance quirks, and the 11 a.m. checkout in one place a guest can find at 2 a.m.
- Your local recommendations, not a generic auto-filled list
- No app and no guest login — the code opens a page on your site
- Custom-built into your site instead of a third-party guidebook subscription with its own branding
Property Walkthrough Video
A walkthrough video built from the photos you already have, so the property page leads with motion instead of a static gallery.
- Built from your existing property photos — no shoot to schedule
- A guided walkthrough sequence rather than a slideshow of stills
- Delivered 16:9 for the property page and 9:16 for vertical feeds and ads
- Embedded on the site so it loads fast and does not slow the page down
Why Operators Build Their Own Site
The Direct-Booking Math Is Real
A booking through your own site carries no platform commission. On Airbnb most hosts now pay a 15.5% host-only service fee; Vrbo pay-per-booking runs 5% commission plus 3% payment processing. Industry data also shows direct guests stay longer and book further ahead. Most operators who grew direct bookings kept their platform listings, so this is an addition, not a bet-the-business switch. Google Vacation Rentals now puts direct-booking sites next to platform listings across Google Search, Google Maps, and Google Travel, and its free booking links take no cut of the referral — none of which helps without a site to send the guest to.
Custom-Built, Not Another Subscription
Guidebooks, booking widgets, and messaging tools are usually third-party SaaS: their branding, their login, their copy of your guest data, and a monthly fee that never ends. We build these into your own site instead, so the guest experience is yours and the data stays somewhere you can account for.
U.S.-Based, and We Stay After Launch
We work out of Cleveland, Tennessee — Bradley County, Hamilton County, and the Ocoee River corridor are all local to us — and deliver remotely for operators across the United States. You work directly with the people building your site. Rates change, house rules change, platforms change their terms, and dependencies need patching, so we offer ongoing support tiers that keep the site working after launch week is over.
